PRINCESS STREET SCHEME A PERFECT FIT FOR SMARTLIFE

Watch This Space, working in a joint venture with Roundhouse Properties, has announced SmartLife as the final tenant to sign up to 31-33 Princess Street, after the 7,000 sq ft building was refurbished earlier this year.

Originating over 10 years ago from a project by the University of Manchester’s Biomedical Engineering Department and the Textile Department of UMIST, the company specialises in developing smart garment technology with applications  across many markets from sport to healthcare to the military. SmartLife has moved from serviced offices on King Street to take 1,500 sq ft on a six-year lease at a rental income of £18.50 per sq ft.

The company will join tenants including digital marketing company, Clickoo, salad eatery, The Street Garden, Clarity’s Hairdressers. In the summer, Watch This Space launched a co-working space for property professionals on the top floor named That Space and is now home to organizations including Falconer Chester Hall, CW Studio, Cooper Rose Real Estate.

Speaking about this final deal, Michelle Rothwell, founder of Watch This Space, said: “SmartLife is a really great match for our property, which has been geared towards supporting health and fitness in the workplace. We’ve installed showers and cycling facilities to encourage our tenants to keep active. In That Space, we have stand-up desks and in the evenings the space is used for yoga classes.”

Clare Simpson at SmartLife said: “The excellent standard of the refurbishment, coupled with the pioneering design and health features really resonated with us. Our design for the fit-out will have exciting quirks like a running machine, and being based in the heart of the city will support the growth of our business.

Office letting agents for the scheme are Savills and JLL and retail agent Hynes Illingworth.

Quoting rental for offices is £18.50 per sq ft. Architect is Cassidy and Ashton.

About Watch This Space: Established in March 2016 by Michelle Rothwell, Watch This Space was created to transform tired spaces into inspiring places.  Having opened offices at 31-33 Princess Street this month, the acquisitive company is continually looking to find new ways of adding value to property development.
